Professional Parking Lot & Driveway Sealcoat Process cleaning | hot sealing | sealcoating |
We use the same professional sealcoating process for commercial parking lots, and to sealcoat driveways.

Step One - Cleaning

We prepare the parking lot or driveway for sealcoating by cleaning the surface with power blowers, which remove all loose debris, sand, mud and water. This ensures the sealcoating will adhere to the driveway or parking lot properly for a good looking, long lasting finish.

Step Two - Crack Sealing
We use the highest quality, single component crack and joint sealant, which consists of asphalt cement and a special blend modifier system comprised of select oils, resins, polymers, plasticizers and stabilizers. The sealant is heated to a liquid and poured into the open asphalt, thereby sealing it from future damage.

Step Three - Sealcoating
We apply coal tar emulsion which exceeds government specification RP-355E to the pavement area. For parking lots, we may apply an additional coat to entrances and travel lanes.
